Why should I seal new asphalt?
Standard asphalt is susceptible to natural and manmade elements such as rain, wind, sun, snow, and ice. These elements cause oxidation to the pavement, and dry out the asphalt. Man made elements such as antifreeze, fuel, oil, and salts break down the oils and adhesive attributes in the asphalt.
As asphalt ages, small cracks are formed in the asphalt from oxidation and rain. These small cracks permit fuel, oil, salt, water, and ultraviolet rays to penetrate into the base materials, leading to greater damage, unless repaired properly. Water is said to be the most damaging element to asphalt. When water enters the base of the pavement the base material moves and settles leading to more cracking and an “alligator appearance”. This causes larger cracks, eventually collapsing into the voids, causing potholes. When the asphalt reaches this stage the only option is removal and replacement of the old pavement.
